The following are strict requirements for rental:
- You must be at least 18 years of age.
- You must have photo identification.
- You must have a valid social security number.
- The sum of all adult tenant’s gross monthly income must be at least 3 times the monthly rental amount, verified with required documentation. Valid income documentation includes
- Most recent 2 paystubs
- Most recent W-2 form or tax return
- If you have ever been arrested or charged with a recent or violent/felonious related crime, you will be denied rental. Any other crime will be evaluated on a case by case basis.
- No tobacco smoking allowed.
- If an eviction action has ever been filed against you, you will be denied rental.
- Any negative reference from a prior landlord will be cause to deny rental.
- If you have misrepresented any information on your application, you will be denied rental.
- If I am unable to verify any information on your rental application, including but not limited to your rental history and your employment, you may be denied rental.
- Pet restrictions:
- The following dogs are not allowed: Akita, Alaskan Malamute, American Bull Terrier, American Staffordshire Terrier, Chow Chow, Doberman Pinscher, Mastiffs, Pit Bulls, Presa Canario, Rottweiler, Staffordshire Bull Terrier, any wolf hybrid or any mix or variation of these breeds. Bite history.
- Limit of 2 on cats and dogs. Exceptions may be made on case by case basis.
The following are preferred guidelines:
- Credit score > 600 and credit report with no major delinquencies in the past 3 years.
- Landlord may deny rental if you own certain types of pets, including aggressive breeds of dogs. Prefer no dogs or small, quiet and trained dogs.
