Follow these simple steps for applying to one of the properties:
- Ensure you meet the Tenant Screening Guidelines.
- Ensure the property is a good fit for you. Contact Us to setup a viewing if you have not already. Some common things to stay aware before applying:
- Property size fits your needs.
- Price is within your budget. Income requirement is 3x rent
- No utilities are not included in rent unless otherwise specified. Landlord can provide typical utility costs on request.
- Shared walls with other tenants in the duplex mean noise need to be kept within reason.
- Fill out the Application. Include the following for each adult:
- Application
- Application fee of $40 per adult
- Copy of state issued ID
- Last 2 paystubs, most recent W-2 form or tax return
- Submit application in person or via email(see Contact Us).
Securing the Property
If you wish to secure the property at the time of submitting the application, you may put down the security deposit as well. This will guarantee your application is prioritized and reviewed first. Other backup applications may be accepted, but additional security deposits with an application will not be accepted and the additional backup applications will not be reviewed until yours is. Security deposit handling protocol:
- Application accepted by Landlord –> Security deposit will be kept and applied towards the lease security deposit, and applicant is expected to sign the lease within 2 days. If applicant decides not to sign lease, deposit will be forfeited. If applicant does not sign lease within 2 days, they may still do so, but Landlord reserves the right to process other applications or reach out to other applicants to secure tenancy.
- Application denied by Landlord –> Security deposit will be returned in full. Application fee will not be returned.
